The Avenue

The 17,878 SF four-story contemporary style luxurious condominium / boutique hotel, The Avenue, was built one mile north from the Strip of Las Vegas, Nevada. The building accommodates five loft style residential units ranging from 1580 SF to 3346 SF, and leasable office/ studio space and residents’ fitness room on the first floor. The construction is of Type V-A wood frame construction on concrete slab-on-grade. The building’s long axis is oriented to face south with low-e windows and metal sun shade structure. The wall and roof are insulated with R-19 and R-30 fiberglass insulation, respectively. Exterior wall is finished with stucco and culture stone. The construction cost is about 3.2 million dollars or $179 per SF
